Key Ranking Factors

Hotel Loans in excess of $25 Million will be structured as a full securitization without any conventional structure.  Conduit will cover Acquisition and Development loans.  Conduit Loans cover all hard and soft costs related to the loan structure including the Developers Fee. 75% LTV on Securitization with all formal legal documentation forwarded to Lender.

Project Directive

Banco reviews the Loan Structure Application  its Bafcc unit is responsible for the review and approval of all lease and subordination and non-disturbance agreements, and property management change requests on performaing loans.  Bafcc also also handles the approval and procesing of a large percentage of Development, Acquisition, assumption/transfer of interest requests and handles the more complex assumption transactions as well as collateral and escrow modifications, property releasses.

Banco has a legal department to advise Asset Managers its approved Attorney list over all commercial bankrupty procedures.  Legal department is structured as General Counsel, staff attorneys, paralegals, assistants and Title Coordinator.

All Loans structured calculated under the 360 days Weighted Average which can change the current T-Bill Rate significantly in past years lowering or stable rate index Debt Coverae Service Ratio are Conventional Loans 1.25% Securitization Loans Super Large 1.40%

All Conventional Loans are NonRecourse Loans. Bridge Loans will be eligible if Lender Banco has registered the first lien security.

Mezzanine Finance Loans will be eligible for any Hotel & Commercial loan if Banco is registered as the first lien lender of record by loan application or a loan in process under Commitment.

All Commercial Development/Construction loan draws will be reconciled under an AIA report and executed by a certified Fiduciary by Bank Wire Transfer.
